Following the successful completion of previous work within the building, McIvor Construction Management was retained again to renovate the amenity spaces on Merton Street. This repeat engagement reflects the client’s continued trust in McIvor CM’s ability to deliver high-quality results with minimal disruption in an occupied residential environment.
The project transformed aging facilities into a modern fitness centre and wellness space designed to better serve residents and enhance the overall value of the property.

The renovation began with a full interior gut of the existing amenity areas. New layouts, upgraded finishes, and refreshed design elements were introduced to create a brighter, more functional environment that supports both fitness and relaxation.
The scope included a new fitness centre, upgraded bathrooms, and a renovated sauna, all constructed with durable, low-maintenance materials suited for daily resident use.

To support the new spaces, the project included comprehensive mechanical and electrical improvements. Updated systems enhanced ventilation, lighting, and overall performance, ensuring comfort, reliability, and long-term efficiency.
Close coordination between trades allowed the team to execute the work seamlessly while maintaining schedule control.

All construction activities took place within a fully occupied residential building. Restricted working hours and careful logistics planning were required to minimize noise, manage access, and maintain day-to-day building operations.
Through proactive scheduling and consistent communication with property management, McIvor CM delivered the project smoothly, completing the work on time and on budget.
