McIvor Construction Management was engaged to complete a full interior renovation of the pool and mechanical area at 30 Greenfield Avenue, a residential condominium building in Toronto. The scope included complete removal of all existing finishes, full waterproofing of the pool structure, and the installation of all new systems — transforming an aging amenity into a clean, safe, and high-performing space for residents.
The project demanded high attention to detail, not only from a construction perspective but also in how we approached logistics and resident experience. Working within an occupied building meant minimizing disruption, maintaining safety, and coordinating closely with building management.
Despite the complexity of working around active utilities and occupied suites, the McIvor CM team ensured day-to-day building operations remained uninterrupted throughout the duration of the project.

The scope included more than just finishes. We replaced aging mechanical and electrical systems with new, code-compliant infrastructure built for efficiency and longevity. New drywall, upgraded lighting, and high-durability pool deck tiling rounded out the space, delivering both form and function.
Completed on time and on budget, this project is a strong example of McIvor Construction Management’s ability to execute sensitive renovation work within live residential environments. By combining disciplined scheduling with strong communication, we delivered a fully modernized amenity space while maintaining a positive experience for residents.
